I THINK I have a real estate agent working for me

Leland NC- I wanted to talk today just a little bit about “agency“. Real estate agency is what is created when someone decides that they want a licensed real estate professional helping them find a home. Any “agency” agreement should be in writing. A real estate professional can work solely for the buyer (a buyer’s agent), solely for the seller (a seller’s agent) or for both parties (a dual agent). Any one of the above is OK, and you can be fairly represented by a buyer’s agent or a dual agent. BUT YOU SHOULD HAVE BEEN EXPLAINED THE DIFFERENCE BY THE REAL ESTATE PROFESSIONAL!!

I’ve had TWO people in the past week who were looking at homes for sale in Leland, that I had listed, who did not know if they had a real estate agent working for them! After a couple of questions, both said that a real estate agent had showed them multiple homes on multiple occasions, yet in neither case had either agent EVER explained agency or explain who was working for who. NC Real Estate law states that agency should be discussed at “first substantial contact”. That could mean your real estate agent talking about it over the phone, or maybe talking about it on the way to show you the first home on your list. An informed buyer will make better decisions, and it is one of the responsibilities of the real estate professional to inform you of agency in a timely fashion. Not real excited about the service you’re receiving? Find another real estate professional who takes their job more seriously. You deserve it.
