One of the things that I love about living in Leland NC is the abundance of really cool things to do.  My family and I recently went to Lewis Nursery and Farms located on Gordon Rd in Wilmington NC.  They have a wonderful pick-your-own farm and garden center.  Depending on the season, they offer strawberries, blueberries, and blackberries.

It was strawberry season when we were able to go, and we had a fantastic time.  Lewis Nursery and Farms is about 15 minutes away from Leland NC and is located just north of Wilmington NC off of Gordon Rd.  This was the first time I had EVER gone to pick my own strawberries, and I was curious to see how it all worked.
Parking was very easy, as they have plenty of parking space, and it was pretty early in the morning so we avoided rush hour.

We, adventure seekers that we are, were definitely more interested in picking our own strawberries. We grabbed our bucket and headed off for the designated strawberry patch.</p>
<p>When we arrived at the area where they were picking strawberries that day, we were greeted by a Lewis Farm employee that showed us a great spot with lots of strawberries. The strawberries were gigantic and very plentiful. It did not take us long to fill up our bucket. <p>Your bucket is weighed when you return from the field, and you are charged by the pound for your strawberries. I do not remember exactly what the cost per pound was for the hand picked strawberries, but our overflowing bucket cost us around 8 dollars. Not a bad price for all the fun we had.  We DEFINITELY enjoyed our strawberries.  We had fresh strawberries for breakfast a couple times, and also made a delicious strawberry pie with whipped cream as well. I can&#8217;t wait to go back again. We also visited the garden center at Lewis Nursery and Farms while we were there. They have all kinds of stuff that is in season. We bought some green pepper plants that we have since planted at home in our garden.</p>

I was in Wal-mart earlier today shopping with my family.  We usually try to go early in the morning when there aren&#8217;t many people out, mainly so we can get in and get out quickly.  Well, I was standing there in the Canola cooking oil aisle when it struck me how many products there are at Wal-mart.  There are tens of thousands of separate items, sometimes two dozen versions of the same item, and new items constantly trying to find their place.

I feel there are many similarities between Wal-mart and the real estate industry.  It is a very crowded marketplace where it is difficult to get visibility.  You have to choose your message carefully.  Price is always a factor, but you can&#8217;t compete with the generic Wal-mart brand, as they will always be a little cheaper than your brand.  At the same time, people will only pay so much for canola oil!  It doesn&#8217;t matter how much healthier your canola oil is versus the competition, or how great of a brand you have (Wesson or Mazola).  You get a small premium for these things, but the competition improves every day!  In [...]]]></description>

<p>How do we achieve visibility in the marketplace and become the product of choice?</p>
<p>This post will not definitively answer this question, unfortunately.  I think the answer is a moving target, that has to be constantly evaluated and reviewed.  I found my personal answer on the next aisle.</p>

<p>Tony the Tiger?</p>
<p>Yup.  Tony exhibits a lot of GR-R-EAT (pun intended) characteristics.  I trust Tony the Tiger.  He has been in the marketplace for a long time (since 1952), and has built credibility and trustworthiness over generations.  It is a great brand, and is recognized immediately by name or by tiger.  The message is simple and the product delivers consistent results that you can depend on.  In my own personal product quality tests over the past 4 decades, I&#8217;ve NEVER had a bad box of Frosted Flakes.  Hundred of different brands of cereals have come and gone, yet Tony the Tiger remains.  In regards to low-cost alternatives, I&#8217;ve never considered the off-brand &#8220;frosted flakes&#8221;.  I didn&#8217;t trust them.  I trust Tony the Tiger.</p>
<p>This is how I want to be perceived in the marketplace.</p>

I wanted to write a quick post and share some pictures of the snow we recently had at our new homes subdivision, Summerlin Trace, in Leland NC.  The snow was unexpected for our area, where we rarely get snow at all.  The snow we may occasionally get (once every couple of years), is usually wet slush that doesn&#8217;t even cover the ground. This was a solid 5 inches of snow in Leland NC and the ground had been cold enough for the snow to actually hang around!

I sell new homes at our subdivision, but I also am a superintendent, and general caretaker of things at Summerlin Trace, so one of the first order of business on Friday morning was to go over and check out things and see how our new homes fared. My Wife and I had dropped off our children at Grandma&#8217;s house the evening before, so we were able to take our time and snap some pictures.

<p>Everything at Summerlin Trace looked fine and in good order, and we did not lose power on any <span style="text-decoration: underline;">new homes</span> or have any downed trees or anything. The snow was wet and thick and clung to the trees. The yards and signs were covered, as well as the roofs.</p>
<p>I took a couple of minutes and also walked through the 2 acre park that we have provided for residents of our new homes.  This was the best part to me, as everything was super quiet and the snow crunched under my feet. I was the first one who had walked through this area, and it felt like I was an explorer finding my way through a new land.</p>
<p>Anyway, to sum it all up, I know that many people who are looking in our area for <span style="text-decoration: underline;">new homes</span> want nothing to do with snow.  I want to EMPHASIZE that this beautiful snow was gone the next day and we were left with soggy ground but no issues. To southerners, snow is like a distant relative that you get to see rarely.  You&#8217;re excited to see them, excited to catch up on things, and excited to see them go after a brief visit.  In that sense, this was a perfect snow.</p>

Do Foreclosures, Short Sales and AMC&#8217;s make it difficult to determine value?
I saw this story online today and wanted to share it. It involves the new appraisal standards and how many banks are now using AMC&#8217;s, or Appraisal Management Companies, to handle their appraisals, instead of contacting and using local appraisers that they know and are familiar with. Oftentimes, this involves the AMC sending out the cheapest appraiser that they can find, irregardless of the appraisers knowledge of the local area.  What caught my eye was the opening line to the story.
&#8220;Where&#8217;s the bridge to Bald Head Island?&#8221; asked the appraiser.
The answer?
There isn&#8217;t one. You travel to Bald Head Island by ferry.
Do you think that maybe this appraiser was out of touch with the local market?  I&#8217;d say absolutely.

<p>I almost lost a recent sale because of an out of town appraiser. He appraised the property at a fair market price, but checked that the area was a &#8220;declining&#8221; market, and thus the bank would not approve the loan to value ratio that my Buyer needed. Fortunately we were able to make things work and found another loan that would work my Buyer. However, the original appraisal was bogus and was not based on accurate market data.</p>

They should apply no matter where you are, but are not intended to be all-inclusive. A great Realtor will take care of these things for you, so interview and find someone that you are excited to work with.</span></div>
<div><strong><span>1. Is the Home in a flood zone?</span></strong> It is very important to know whether or not the home you are considering is located in a flood zone. <div><strong><span>3. What is the true cost of my mortgage?</span></strong> The true cost of your mortgage is much more than the monthly payment due. Many people look at the interest rate they are receiving and forget the rest. Fees and charges can vary substantially from lender to lender, and is a great idea to have something in writing from lenders you have interviewed. Tell them to show ALL of the costs you will have to pay in connection with your loan, and hold them to it. You can save thousands of dollars by finding the right mortgage, and you want to have this worked out BEFORE you go under contract on a new home.</div>
<div><strong><span>4. What can I expect in the from local schools?</span></strong> If you have school-age children, the local schools are probably as important as the homes you are considering. There are a host of websites that have local school reports. A favorite that I recommend is <a href="http://www.greatschools.org/">http://www.greatschools.org/</a>. Your local Realtor can also provide quality information on area schools, and can provide addresses as well, if you are interested in driving by the schools.</div>
<div><strong><span>5. What would a Professional Property Inspector think about the property?</span></strong> A property inspection costs money. I know that you cannot afford to have a property inspection on every home you MAY have an interest in. However, it is a good idea to find a Property Inspector you intend to use, and to inquire what he or she would charge to drive by a property you are seriously considering, and give you a quick opinion of the property. If a property clearly needs a new roof or a new HVAC system within the next year, you need to know before you start negotiations.</div>

Tax rates vary from county to county, and also from city to city. You would be amazed at the disparity in tax rates between local areas. You need to know what your annual property tax bill will be, and if it fits in your budget.</div>

What are the cost of utilities in the area?</span></strong> Likewise, water, sewer, cable and electric services vary in price from one area to another, and you need to know what to expect. Different homes in the same area may not have the same service providers, and may not even use community water and sewer services, but instead may have their own well and septic tank onsite. Your Realtor should be able to help you get a idea of your monthly expenditures.</div>
<div><strong><span>8. What will the cost of insurance be?</span></strong> If you are moving to a certain area, find your homeowner&#8217;s insurance provider before you make an offer. He or she can provide you an accurate idea of what your cost will be. This will also help your lender establish realistic escrows, and give you a solid idea of this expense. Your insurance agent should be happy to provide this information.</div>
<div><strong><span>9. What do my friends or family think of this home?</span></strong> Many people don&#8217;t like to include friends or family in the home buying process. I respect that. However, an opinion from someone you know and trust can be invaluable. Your Realtor should have no issues including people you trust in the homebuying process.</div>
<div><strong><span>10. Who are my Neighbors?</span></strong> Another GREAT idea is to knock on some doors and meet the people that may be your neighbors. They are a fantastic source of local information, and can give you answers you will not find anywhere else. Important questions may include their thoughts on the local schools or maybe their thoughts on crime in the area. In my experience you will get the unvarnished truth.</div>

The way I do this, I look at what foreclosures have sold in the past 3 months, what is currently pending, and then also what is currently available.  The cities included in my search are Leland, and also Belville and Navassa. I consider these towns in the Leland &#8220;sphere&#8221; and part of the greater Leland NC real estate market.  These are homes we are discussing, and not land foreclosures. These are available, and if you contact me, I will provide a current list of properties.

Eight foreclosures sold in the past 3 months in the area. They averaged 3 bedrooms and 2.25 baths and 1709 heated square feet.  The average listing price was $140, 538, and the average selling price was $128,250, or 91% of the listing price. The average days on market (DOM) was 119 days.  The maximum price of a foreclosure sold was $265,000, and the minimum was $35,000.
There are 4 foreclosures that are &#8220;pending&#8221;, or in other words under contract, at the current time. I will include these in my next post on foreclosures.

<div>There are 15 foreclosures that are &#8220;active&#8221; listings for sale.  The average price of these is $190,827, has 2,241 square feet and has been on the market for 90 days. There are a couple of very expensive homes that I feel skew these numbers a little on the high side.</div>
<div>I have watched some of these foreclosures for quite awhile, and feel that some have become very good bargains, either as homes for first-time homebuyers, or properties to rent and have immediate positive cash flow. This is an information post on local weather in Leland NC and is provided by Blue Atlantic Properties, Leland Realtors, and your source for homes for sale, real estate and foreclosures in Leland, North Carolina 28451.
Leland has very moderate weather with temperature averages in the mid 40&#8217;s in January to around 80 degrees in July (all temps are fahrenheit). Temps in July will be in the 90&#8217;s from time to time, but overall will be pleasant. The weather the first part of 2009 has been unseasonably cold, with daytime highs around 40, but we have now bounced back with beautiful weather and daytime highs in the 60&#8217;s (Jan 18, 2009), which is really nice. There will not be a day of the year that goes by where you won&#8217;t see someone wearing shorts. Our average rainfall here is 57 inches per year.


The time of year I enjoy most is from March thru mid July, and thru September thru early January. The weather during these times is usually wonderful. A bad day here or there, but overall very, very pleasant.

Our location near the Atlantic Ocean moderates our weather very well and keeps us from temperature extremes. Leland is located near the Brunswick and Cape Fear rivers, and that helps us have moderate temps as well.</div>

<div>Watersports are popular here and for good reason. We live in an area blessed with rivers and the ocean. The  average ocean water temperatures are around 50-80 degrees throughout the year, depending on the season. With warm water and warm weather, people flock to the water.</div>
